ITEX Opens Bayou Grande Apartments in Shreveport

Choice Neighborhoods project is a centerpiece of downtown revitalization

ITEX is helping spur the revitalization of downtown Shreveport, Louisiana with the opening of Bayou Grande Apartments, an upscale multi-phase apartment and retail project that is bringing hundreds of residents to the city’s downtown. 

A June ribbon-cutting ceremony with the mayor and other local leaders celebrated the completion of the first 136 apartments at the complex Subsequent project phases will bring Bayou Grande’s apartment total to 328 units. Demand has been high, and more apartments are expected to be made available soon.

Bayou Grande features a mix of affordable and market-rate apartments that are within walking distance from essential amenities, including cultural destinations, retail, public transit, parks, and job centers. 

Each building features modern amenities like open floor plans, 1-, 2-, and 3-bedroom apartments, a resort-style pool, dog park, fitness center, business center and cyber café with units ranging in size from 790 to 1100 square feet. 

Green building features were prioritized in the construction and design process; with particular attention paid to water conservation, Energy Star-rated appliances, low-flow toilets, and energy-efficient lighting. All appliances will be stainless steel, and all countertops will be granite. The grounds will feature dog parks, swimming pools, and playgrounds. 

The centerpiece of a high-profile revitalization to the Ledbetter Neighborhood, ITEX partnered with the Housing Authority of the City of Shreveport (HACS) to make the long-wished-for property a reality. ITEX led the construction and planning on the effort and will manage the city-owned property. 

Bayou Grande was funded in part from a $24.2 million HUD Choice Neighborhood Implementation Grant designed to provide replacement housing for HUD-assisted residents while revitalizing and transforming neighborhoods. Additional funding came from Louisiana Housing Corporation (LHC) Low-Income Housing Tax Credits.
