ITEX Celebrates Sandpiper Cove Grand Reopening with HUD

Galveston, TX – October 2024 – ITEX Group, alongside community leaders, financial partners, and residents, is thrilled to announce the grand reopening of Sandpiper Cove, a historic landmark affordable community in Galveston. Originally constructed in 1971, Sandpiper Cove has undergone extensive renovations, including fortifying the property against coastal weather challenges.

The revitalization project, made possible through collaborations with organizations like the Texas Department of Housing and Community Affairs (TDHCA), Texas State Affordable Housing Corporation (TSAHC), and HUD, underscores ITEX’s commitment to sustainable, affordable housing. The project includes upgraded interiors, modernized lighting, new amenity spaces, and a state-of-the-art floodwall, a key feature protecting Sandpiper Cove from future storms.

“Sandpiper Cove is more than just housing—it’s a home and an essential part of the Galveston community,” said Chris Akbari, CEO of ITEX Group.  “Thanks to the dedication of local stakeholders and partners, we’ve transformed this property to keep affordable housing on the island and ensure it continues to provide quality living for the residents.

The newly renovated apartments now offer upgraded interiors, a new fitness center, business center, and clubhouse, along with better accessibility for residents with disabilities. Communal spaces were thoughtfully designed to build a sense of community. In addition, to enhance the aesthetics of the exterior of the property, trees were planted around the entire perimeter which were donated by the Galveston Tree Conservancy. Residents like Angela Brooks say the updated apartment layout and brighter lighting have made a big difference, allowing her to move around her space with much greater ease.

With financial support from Citi Community Capital, Affordable Housing Partners, and Foss, the project leveraged historic tax credits to preserve the character of the property while delivering essential updates. Jeshurun Development, LLC, Sandpiper’s co-owner, and Nautical Affordable Housing helped facilitate this work, which would not have been possible without the involvement of additional stakeholders such as Galveston Urban Ministries and St. Vincent’s House who are committed to affordable housing solutions.

Sandpiper Cove’s grand reopening symbolizes a fresh chapter for the community, blending thoughtful design and resident-focused improvements. The event highlighted the collective dedication of ITEX, local government officials, and financial partners to sustainable and resilient housing that benefits current and future residents.
